35th Street Construction Development
NEW APARTMENT Building planned for Historic Murray Hill, East 35th St, between MADISON/PARK AVE.
Zoning Law permits structure size “As of Right” for this location. (This means all plans are reviewed by The Department of Buildings and must adhere to the NYC Building Code. No City Planning or Community Board review is necessary).
The COMMUNITY CHURCH Properties, #s 26, 28, 32, & 40 E, 35th have been sold to CONTINUUM, a Manhattan Developer. All buildings are listed on The National Register of Historic Places, but are not included in the official Murray Hill Historic District which would have protected these historic buildings from destruction.
Plans have been filed for an 18-story mixed use building, 191 feet-tall, designated residential for 137 apartments. The plans specify a 30-foot-long rear yard and 17 enclosed parking spaces. Architects SLCE is the listed architect, demolition permits have been filed earlier this month. The acquisition of the properties occurred in 2021, but the site has now been vacant for a few years.
This site has been a subject of conversation in the community since the early 1980s when the church attempted to build a 70-story building on space and was defeated by preservationists who succeeded in obtaining a rezoning of the block to a 9X zone, the same as other adjacent mid-blocks Madison—Park. see 35 E. 35, 30 E. 36th, 30 E 37th.
We are concerned about the disturbance, traffic, noise, and inconveniences that the demolition and construction will cause community wide.
We regret losing the aged brownstone buildings and will continue to monitor future progress and keep you informed.
